Building Codes

Building code requirements and new homes

All new buildings constructed in Montana both residential and commercial must comply with the Montana energy code.

Residential

Montana homebuyers appreciate the comfort and warmth of well-designed, energy–efficient houses. When building your new home, it’s good to think long term. An investment in better quality during construction will improve the homes efficiency and save money in the long run. Pay close attention to items that will be difficult to upgrade in the future such as windows, insulation in walls, ceilings and basements. Make sure that the heating and cooling system is designed, installed, sealed and insulated properly before the components are covered in walls and ceilings, and choose efficient ENERGY STAR certified heating and cooling equipment. For information about certified ENERGY STAR homes see North West ENERGY STAR homes. The new statewide energy code, 2009 IECC with Montana amendments, took effect on March 26, 2010. Certified jurisdictions may take up to 90 days from their notification date to adopt the new code. For a summary, see the Montana Residential Building Energy Code.

Commercial

The Administrative Rules of Montana (Title 24, Chapter 301.160) require that commercial buildings and residential buildings over three stories must comply with the 2009 International Energy Conservation Code (2009 IECC) or ASHRAE Standard 90.1-2007. This new commercial building energy code was adopted on March 26, 2010 by the State of Montana, Department of Labor and Industry and regulates minimum requirements for insulation levels, lighting, mechanical, and service water heating equipment. It is available from the International Code Council, 800-786-4452. For a summary, see the Montana Commercial Building Energy Code.
